Our Process

Choose with Confidence. Live with Comfort

*While council approvals and onsite services like power, water, and plumbing connections are managed separately, we’re here to guide you and coordinate with your trades to help keep the project moving smoothly.

We start with a real conversation. Your needs, your budget, your block, your timeline. From there, we recommend the design that fits.

Pick one of our proven designs or tailor a layout to suit your lifestyle. Change the floor plan, pick your finishes, and add rooms to best suit your lifestyle and needs.

Our team looks at your block to check access, slope and site requirements. We’ll flag anything that needs sorting before construction.

Your home is built in our depot in Cabolture, finished inside and out, while you prep the site. Most builds take 14 to 16 weeks.

We deliver and install your home as a single piece, using our hydraulic house trailers. It’s fast, precise and stress-free.

Once your home is positioned on site, we ensure everything is correctly placed and ready for the next stages of your project. Then it’s yours!

Why Modular Makes Sense on the Gold Coast

Faster, Smarter, Built For Living

Modular isn’t a compromise. It’s a smarter way to build a high-quality home. For Gold Coast buyers, it hits the sweet spot between speed, cost and finish.

Factory construction and site prep happen at the same time, so your home is ready in months, not years.
Fixed pricing and depot-based manufacturing keep costs predictable from day one.

No lost days to rain or wind. Your home is built indoors under controlled conditions.

Family home, holiday rental, granny flat for dual-living, downsizer on a smaller block. Modular fits a wider range of needs than traditional construction.

Modern insulation, quality fixtures and careful detail give you a home that feels and performs like any other new build. Because it is.

Gold Coast Living

A Place for Every Stage of Life

The Gold Coast attracts all stages of life, growing families, retirees settling into something easier, and investors looking for long-term value in a place people genuinely want to live.

From Burleigh and Palm Beach, life moves at a coastal pace. Morning walks on the beach, quick swims before work, and everything you need just moments away. It’s easy, connected living with the ocean always within reach.

In suburbs like Mudgeeraba and Nerang, families find a little more breathing room. Larger blocks, quieter streets, and a slower rhythm make it ideal for raising kids, working from home, and building a long-term sense of stability.

Further inland around Mount Tamborine and Springbrook, life opens right up. Rainforest surrounds, acreage blocks, and a deeper sense of space create a lifestyle built around privacy, nature, and calm.

More About Modular Homes in Gold Coast

Frequently Asked Questions

A modular home is built off-site in a controlled factory, then delivered to your block as a finished, ready-to-live-in home. Traditional builds happen entirely onsite and are exposed to weather, delays and variable workmanship. Modular construction gives you better quality control, a faster build time and a fixed timeline.

Most of our homes take 14 to 16 weeks to build in our depot. Because site prep can happen at the same time, the overall timeline is much shorter than a traditional build. Exact timing depends on the design, any customisations and site conditions.

Yes! Our depot is located at 97 Old Toorbul Point Road. Visits are by appointment, Monday–Friday 8am–4pm and Saturday 9am–3pm.

Book a depot visit to see our homes and craftsmanship in person.

We service the full Gold Coast region, from the northern suburbs through to the hinterland and down to the Tweed border. If you’re unsure whether your block is in range, give us a call and we’ll sort it out.

Council approvals aren’t included in our build package, but we’ve worked with Gold Coast City Council and surrounding QLD councils for years. We’ll share trusted recommendations and guide you through what’s needed.

Our quotes cover full construction of your home, delivery to your Gold Coast site as one finished piece, and basic installation. We provide a detailed breakdown upfront so you can see exactly what’s included and what’s extra (like site works, council approvals or onsite connections).

Modular homes are built to permanent foundation standards, designed as long-term residences. Transportable homes are usually designed for easier relocation. Every modular home we build is a long-term, permanent home delivered as one finished piece.

Yes. You can start with one of our proven designs and adjust the floor plan, change finishes, add rooms or rework layouts. We build to suit your site, your family and your budget.

Yes. Every home we build meets the National Construction Code and Australian building standards. Our work is QBCC licensed, and we use the same materials and methods as any quality traditional build. The difference is how and where the work happens.

Yes. We are a CommBank Assessed Manufacturer. This allows access to up to 80% of the build contract price during off-site construction, making financing your Gold Coast home more accessible and flexible.

Our packages cover full depot construction, transport, and basic installation, including stumping. Additional costs, such as site preparation or utility connections, are clearly communicated and outlined in your quote.

Gold Coast property prices mean a lot of landowners are looking at what else their block can do. A second dwelling (whether it’s a granny flat for extended family, a secondary rental for income, or a downsized home with the main house rented out) is one of the smartest moves you can make.

Our modular homes work brilliantly as granny flats and secondary dwellings. They’re fast to deliver, finished to the same standard as the main home, and designed to sit comfortably on Gold Coast backyards and acreage blocks alike.

Yes. Every home we deliver comes with full warranty coverage. Specifics are walked through during your consultation and documented at handover.

Yes. Our homes include high-performance insulation, energy-efficient windows, quality materials and solar-ready wiring as standard. Factory construction also means less material waste, which makes modular a more sustainable choice overall.

  • Modular homes must comply with the National Construction Code and local planning regulations.
  • Secondary dwellings have size restrictions.
  • Larger homes or dual occupancy developments typically need full Development Approval (DA).
  • Site-specific factors like zoning, setbacks, and flood overlays may affect approvals.

While approvals aren’t included in our standard packages and pricing, our team has extensive experience and can provide guidance and advice.
